ARE THERE ANY HIDDEN COSTS WITH A FIXED PRICE CONTRACT?
There are absolutely no hidden costs. Your contract will outline exactly what is included and what is not.
We’ll also provide you with a complete specification list showing everything that has been allowed, for including kitchen appliances, bathroom fittings and hardware etc.
HOW DO I PROTECT MY MONEY DURING THE BUILD PROCESS?
There are a number of ways you can do this.
Typically, a small deposit is all that’s necessary to get things started, followed by a number of progress payments based on our reaching agreed stages of construction.
The final payment is only made once your home is complete.
Also to protect your interests, you do not pay any of our sub-contractors directly.
For your security, all payments are usually by direct credits to our bank account number and if you have arranged a mortgage, the bank can only make the payments to us upon your approval.
DO I GET A GUARANTEE?
Absolutely! Number 1 Homes belongs to the Registered Master Builders Association (RMBA) and is also a Licensed Building Practitioner. That means you automatically receive the Registered Master Builders Association Standard 10-year Guarantee that covers you for:
- Loss of deposit
- Non-completion of the dwelling
- Structural defects for 10 years
- Non-structural defects for 2 years
- Rot and Fungal Decay
IS THE GUARANTEE TRANSFERRABLE?
Yes, but the new owner must apply for the transfer within 30 days of settling on the purchase of your home.
CAN I MAKE STRUCTURAL CHANGES TO STANDARD PLANS?
We can work with you pre construction with a standard plan or alter a standard plan to suit you or your site or design a custom plan especially for you.
HOW LONG DOES IT TAKE TO BUILD A NEW HOME?
From the time building consent is issued approximately 16 weeks of construction time.
